1. SAP calculations and EPCs for new dwellings

All newly constructed domestic buildings will require SAP (Standard Assessment Procedure) calculations and Energy Performance Certificates (EPCs) in order to comply with Part L1A of the Building Regulations (Approved Document L1A).

Our accredited SAP assessors can guide you through the compliance process and offer you all the relevant SAP documentation required to achieve compliance with Approved Document Part L1.

Full guidance and recommendations to achieve compliance
"As Built" SAP calculations and compliance reports
Issuance of EPCs

2. SAP calculations and EPCs for conversion projects

Conversion projects including material change of use (e.g. barn conversions, office conversions), or involving the increase/decrease in the number of dwellings (e.g. one house split into two flats) will require SAP calculations and Energy Performance Certificates.

The conversion projects need to comply with Part L1B of the Building Regulations which offers energy guidance on both retained and new thermal elements.

3. SAP calculations to justify excessive glazing

New extensions with openings exceeding 25% of floor area will require SAP calculations to justify excessive glazing and to comply with Part L1B.

In order to justify the excessive glazing, we will need to undertake two SAP calculations (one notional and one proposed) for the whole dwelling in order to make a comparison of DERs. We will ensure you can keep the amount of glazing you would like for your projects.
